A road separates the Borochov neighborhood in Givatayim and the Nachalat Yitzhak neighborhood in Tel Aviv, but the price difference between the apartments can reach hundreds of thousands of shekels.

 

What characterizes each neighborhood and where are more people building these days?

 

How much does it cost to live in Tel Aviv: Much has been written and talked about the expensive life in Tel Aviv, with an emphasis on real estate prices there. On the other hand, it is a rich city, which enjoys huge revenues from commercial areas (offices and commerce), and can provide high-level services to residents – without any proportion compared to other cities.

 

Across the road: And what happens when you check prices in two bordering neighborhoods, that of Tel Aviv and that of Givatayim? It turns out that there is an expected gap that can reach hundreds of thousands of shekels, especially in 4-room apartments. However, in 3-room apartments, the price differences are relatively minor, perhaps proving that Givatayim has already become a de facto Tel Aviv neighborhood.

 

The scope of construction: according to Madeleine data, there are currently two projects and 499 apartments in Nachalat Yitzhak in Tel Aviv – 390 apartments in the new construction project and 109 apartments in the evacuation-construction project. There are a total of 12 projects in the Borochov neighborhoods, but they include a total of only 235 apartments – 51 apartments in new construction and another 184 apartments in 11 projects of TAMA 38 (demolition and construction).

 

Nachalat Yitzhak is a quiet satellite neighborhood of Tel Aviv located in the eastern part of the Ayalon and abutting Givatayim. The percentage of children in it stands at 24% and the percentage of adults (60 and over) also stands at 24%. It is a quiet residential neighborhood, surrounded by areas that are planned to undergo accelerated development in the coming years. To the west of Yigal Alon Street, a complex of tall office towers is planned, while to the south of Nachalat Yitzhak Street, residential towers are planned next to office buildings.

 

Borochov is an urban and dense neighborhood, but also very green, in the north of Givataim. The neighborhood is in demand because of its proximity to Tel Aviv – it borders the Tel Aviv neighborhood of Nachalat Yitzhak and is close to the metropolitan employment centers that are developing along the Ayalon routes. Over the years the neighborhood developed and became the “neighborhood of Givatayim 2” the news. But over the years the population of the city and the neighborhood grew older, and Givataim received the name of a city for the elderly and pensioners. However, as of today, 28% of the neighborhood are children, compared to 20% adults, and their number has grown by about 50% in a decade.

 

A sought-after destination : In recent years, the neighborhood has once again become a sought-after destination for a younger population looking for quality of life and good schools in a central location. A metro line should pass through Katznelson Street in the future.
